About the Space
We are a modern, clean and versatile creative space. Ideal for small, intimate events, private parties, workshops, galleries, showers, celebrations, business/product launches, art shows, pop-ups, off site trainings, brunches and MORE! This 875 square foot space is located in the historic Fayetteville Corridor, blocks from Downtown Durham, North Carolina, off the Durham Freeway 147, exit 12A Fayetteville Street. Seats up 40 people comfortably. The maximum event seating is 49. Cooking is not permissible. Outside catering vendors are allowed with proof of insurance.
Reserving space: A non-refundable, non-transferable deposit of $85 holds your space time, provides up to 40 chairs/+covers, 6/6ft tables/+covers, colors BLACK or CHAMPAGNE. Add On For Extra Chairs $2 Each, $10 Each 6ft Table......
The renter also agree to pay the non-refundable remaining balance 60 days prior to the event date. The renter(s) are financially responsible for damages to the building during rental time. You are responsible for any damage to the space that happens as a result of your rental activity—broken windows, glasses, etc.
Any other violations outlined in this agreement, Any other costs incurred by Sweet Lovable Chocolates, LLC will be applied or deducted.
Cancelation: Rental Fees, Deposit, and Security Deposits and rental fees are non-refundable, if canceled 60 days, or less prior to your event, as your agreement to rent space from Sweet Lovable Chocolates, LLC. Short notice Cancelation may cause the loss of additional bookings of the event space. If circumstances beyond the control of Sweet Lovable Chocolates, LLC force us to cancel your reservation; Sweet Lovable Chocolates, LLC will refund all sums paid. If the full rental payment is not received 60 days prior to your event, Sweet Lovable Chocolates, LLC reserves the right to cancel your reservation without a refund. Please allow ten (10) days for returns of requested money once canceled before sixty (60) days.

Sweet Lovable Chocolates, LLC is a smoke-free facility. There is no open flame or frying allowed on site or any cooking at all; our facility is not ventilated cooking will create a large amount of smoke. Yes, you can use small can burners to keep Food Warm ONLY!!!! No flammable candles, fire pits, or sparklers are not allowed on premises! No smoking in any restroom. Any guests violating the smoking restrictions will be asked to leave the premises by the event staff.
In the event Sweet Lovable Chocolates, LLC retains the services of an attorney to represent its interests in regard to the lease or to bring an action for the recovery of damages or other charges, the Client agrees to pay a reasonable attorney fee, plus the costs of any legal action.
Lost and Found:
Sweet Lovable Chocolates, LLC takes no responsibility for personal effects and possession left on premises during or after any event. We do, however, maintain a lost and found and will hold recovered items up to 7 days. Every attempt will be made to return any recovered item to its rightful owner.
Catering, Cleaning, Trash and Equipment Removal:
Sweet Lovable Chocolates, LLC will be in a clean condition prior to your event. Upon additional planning with Sweet Lovable Chocolates, LLC, you will need to incorporate your set-up time and clean up time into the rental agreement, you are required to return the space to the same clean condition in which it was found, unless payment for clean-up was made. Clean-up fee will be an addition $160.00 Otherwise, all trash must be collected, properly bagged and removed by the renter, or the caterer. All rental equipment must be removed at the end of your event unless approved otherwise by Sweet Lovable Chocolates, LLC in writing. No extra time will be allotted.
Sweet Lovable Chocolates, LLC wants to make every event here a special and welcome experience. Therefore every effort will be made to allow renter to prepare decorations reflecting their creative requirements. We ask that only the staff of Sweet Lovable Chocolates, LLC assist with rearranging and move of any furnishings, including artwork, and lighting. No nails, screws, staples or penetrating items should be used on our walls, floors, or ceiling. Any tape or gummed backing materials must be properly removed and in an extreme case of any wall damage, the card on file will be charged or deduction from security deposit.
City, County, State and Federal Laws:
Renter agrees to comply with all applicable city, county, State, and Federal laws and shall conduct no illegal act on the premises. This is a drug free and non-smoking facility at all times, NO EXCEPTIONS. Client shall not sell alcohol on premises at any time. Client may not serve alcohol to minors on the premises at any time. Client agrees, for everyone’s safety, to ensure alcoholic beverages are consumed in a responsible manner. Sweet Lovable Chocolates, LLC reserves the right, in its exclusive discretion, to expel anyone who in its judgment is intoxicated or under the influence of alcohol or drugs, or who shall in any manner do or participate in any act jeopardizing the rights, use permit, or insurability of Sweet Lovable Chocolates, LLC or the safety of its staff, guests, or building contents.
Renter agrees to indemnify, defend, and hold Sweet Lovable Chocolates, LLC, its landlord, building owners, officers, employees, and agents harmless of and from any liabilities, costs, penalties, or expenses arising out of and/or resulting from the rental and use of the premises, including but not limited to, the personal guarantee of provision, service, and dispensing of payment by client, its employees, and agents of alcoholic beverages at Sweet Lovable Chocolates, LLC. Renter may not transfer this contract to another party without the prior written consent of Sweet Lovable Chocolates, LLC. The renter understand that Sweet Lovable Chocolates, LLC is not responsible for any bodily or property damage incidents on or near the event site resulting from any act by anyone to cause any harm or by omission of anyone. This exclusion applies to anyone on or near the event site whether or not under the influence of alcohol or illegal
substances. Serving alcohol and food at the event is the sole responsibility of the renter. The renter understand that Sweet Lovable Chocolates, LLC is not responsible for any incidents related to the over-consumption of alcohol or food poisoning on the premises. The renter understand that Sweet Lovable Chocolates, LLC is not responsible for any incidents related to the use of a motor vehicle to or from our facility. The renter understand that Sweet Lovable Chocolates, LLC is not responsible for any thefts before, during, or after the event.
PETS: We understand pet owners enjoy traveling with their pets, however, pets are not allowed in venue. Violation of this condition of the rental agreement will result in complete forfeiture of deposit as well as possible immediate eviction. Should pet owners or their guests violate this agreement and their pet is involved in any way with disturbances within the community, including the harassment, harm or nuisance of or to animals, humans, property or other unforeseen situations, the RENTER is solely responsible for full financial and moral liability inflicted regardless of circumstances.
LIABILITY; SPECIAL EVENT RENTAL AGREEMENT
In consideration for the use of the property and facilities of Sweet Lovable Chocolates, LLC, the Renter hereby expressly agrees to fully indemnify and hold harmless Sweet Lovable Chocolates, LLC in the State of North Carolina, its landlord, building owners, officers, directors, agents, and employees against any and all liability for any injury, loss, or damage arising out of or otherwise resulting from any act, event, or omission occurring on the property during the period the renter is in possession of the property, including without limitation any and all liability arising by reason of or otherwise resulting from the consumption of alcoholic beverages on the property during the period of renter possession, whether or not such injury, loss, or damage occurs in, on, or outside of the property and whether or not the use of alcoholic beverages was approved by the renter. The amount of damage(s) shall not be limited to the amount of the damage deposit. If the premises or its contents sustain no damage(s), then security deposit shall be returned in 10 days or less. Renter may not transfer this contract to another party without the prior written consent of Sweet Lovable Chocolates, LLC.
SPECIAL EVENT RENTAL AGREEMENT/ Security
Renters must be at least 21 years of age. There must be one adult age 21 or over, per every 10 minors under the age of 21. Police Security MAYBE required for all teen events, public dances, events with ticket sales, or charging an entrance fee when serving alcohol. Sweet Lovable Chocolates, LLC at their sole discretion, May mandate that additional security personnel are assigned to your event, which may involve additional fees over and above your facility rental fee. Renters must contact Corporal C. Goss with the Durham Police Department at Office: (919) 560-4322 ext. 29183 to arrange security. Renter further agrees, immediately upon demand, to reimburse and otherwise indemnify Sweet Lovable Chocolates, LLC in NC, and its landlord, building owners, officers, directors, agents, and employees for attorneys’ fees and expenses actually incurred in the defense of any action seeking to establish liability for any injury, loss, or damage.
LIMITED SPECIAL OCCASION PERMIT FOR ALCOHOLIC BEVERAGES
North Carolina has a set of requirements as well. Generally, if you limit the alcohol to beer and wine, there are no requirements to obtain a State Permit. A “Limited Special Occasion Permit” is required for fortified wine and spirituous (hard) liquor.
If liquor beverages are to be served/permitted at the event, it is understood that an approved NC Limited Special Occasion Permit for Alcoholic Beverages must be obtain for rental two (2) weeks prior to the event, or you will be notified that the event is cancelled. If there are any changes as to the information provided Sweet Lovable Chocolates, LLC, should be notified immediately.
"Alcoholic Beverage" is defined as champagne, beer, wine (fortified and unfortified) or spirituous liquor.
An Alcoholic Beverage Control (ABC) "Limited Special Occasion" permit must be obtained in order to serve fortified wine and spirituous liquor. The permit may be secured from the North Carolina Alcoholic Beverage Control Commission (NCABCC). The permit fee is about $50 and must be paid to the NCABCC.
An Alcoholic Beverage Control (ABC) "Special One-Time Permit for the Sale of Alcoholic Beverages" must be obtained in order to sell alcoholic beverages. The permit may be secured from the North Carolina Alcoholic Beverage Control Commission. A special event permit must be authorized by Sweet Lovable Chocolates, LLC for any event where alcohol will be sold. https://abc.nc.gov/Permit/PermitTypes
It is unlawful to serve alcoholic beverages to anyone under the age of 21.
The ability to execute this Agreement by either party is subject to the Acts of God, including but not limited to hurricanes, flooding, earthquakes, fires, power outages, etc, as well as any government intervention, staff disputes and strikes, civil disorders, terrorism, or other emergencies. Should the event be canceled through a Force Majeure event, all fees paid by renter to Sweet Lovable Chocolates, LLC will be returned to renter within ten (10) days?

This Purchase Agreement contains the terms and conditions applicable to your purchase of event space from Sweet Lovable Chocolates, LLC (“Purchase Agreement”). This Purchase Agreement shall be effective for and applicable to any renal and event space purchases made through this web site.
By using this site and purchasing products through this site, you (“Buyer”) indicate and agree that you understand and intend this Purchase Agreement to be the legal equivalent of a signed, written contract that is equally binding, and that you agree to such Purchase Agreement. If you do not agree with the Purchase Agreement, you are instructed not to use this site and not to purchase products through this site. Seller reserves the right to change or supplement this Purchase Agreement at any time without notice. Your purchase of products on this site will constitute your acceptance of such changes.
